MACRO LOCATION: The attractive plot of land is located approximately 25 km north of Zagreb, the capital of Croatia.
MICRO LOCATION: The site is located in the Mokrice municipality, in a part of the town of Oroslavje. The property is located 2 km south of the Zabok town center, 6 km west of Oroslavje and 25 km away from the City of Zagreb.
ACCESSIBILITY: Great accessibility is one of the main characteristics of the site which is bounded by three roadways: the highway leading to Zagreb, that is, A2/E59 Krapina-Maribor-Graz in the north-west, the D307 Donja Stubica-Zabok state road in the north-east, and the access road to the „Mokrice” intersection to the said highway with appertaining toll booths in the south-east. The site has a direct connection with the new Oroslavje-Marija Bistrica-Popovec express road.
SITE DESCRIPTION: The site extends on the total of 25,589 sqm and consists of two land plots located in the cadastral municipality of Mokrice. The site is flat and roughly rectangular in shape, thus ensuring good use of space. The plot is 90 m wide, and has the length ranging from 90 m and 130 m.
PROJECT DESIGN: The construction plot, for which parcelisation procedure was conducted, is located in the Tranjčec commercial zone for which an Urban Development Plan (UDP) was adopted. The following parameters are set in the UDP:
– Economic use –I, K
– Maximum floor number: Basement + GD + 1st floor
– Maximum height: 12.50m
– Minimum 20 parking spaces per 1,000 sqm
– Site coverage: 50%.
PERMITS: The company was granted a location permit for the construction of a ground floor structure of the total surface area of 7,068 sqm in April 2008, which expired.
PRICE: The price for the plot is 26 €/sqm (including public utility charges of HRK 161,571.39 for the 26,928.57 cbm paid to the competent authority.
