HOTO tower is located on the south western periphery of the Central Business District (CBD) of Zagreb, on Savska cesta, a principle arterial road in south west Zagreb.  Building is located approximately 2 km from the city centre.

The immediate vicinity of the HOTO tower is primarily commercial with offices and retail, with both older and newer larger scale office buildings.  Directly north of the Property are many educational buildings and sporting centres.  Beyond the building and the neighbouring Cibona retail centre westward, the area is mainly residential.  Commercial occupiers within close proximity include Agrokor, Europapress Holding, Medtronic B.V., a number of banks and other major international and national companies.
